Fire door inspection in Birmingham, by a carpenter who checks every door himself

I'm Kevin Hall, and I inspect fire doors for landlords and letting agents across Birmingham. I trained as a carpenter and joiner before I moved into fire doors, so I know how a door should be hung before I test whether it will hold back fire and smoke. I check every door myself, photograph it, and send your report within 24 hours.

£120 covers the first three doors, then £20 a door, plus VAT

The 11 things I check on every door

Every door gets the same 11 checks, and each one takes me about 10 to 15 minutes. I judge it against the door's certification, the manufacturer's instructions and the relevant standards.

Your report, the day after

Within 24 hours you get a digital report with a pass or fail for every door, a photo of every fault and a list of what needs fixing. If I can't get into a room, that door is recorded as "Not inspected, no access". It is never marked as passed, and I arrange to come back.

Who I inspect for

Most calls come from HMO landlords whose licence or fire risk assessment says the fire doors need checking, and from letting agents sorting it out for a landlord. A typical HMO has 5 to 10 fire doors: the bedroom doors, the kitchen door and any door onto the stairs.

I also inspect blocks of flats, where the flat front doors and communal doors are checked more often, plus care homes and housing association properties on a routine schedule.

When a door fails

Most faults are small: a gap that's too big, a missing seal, a closer that doesn't pull the door shut, a damaged hinge. I carry common parts, so with your agreement I can fix those on the same visit.

Bigger jobs are quoted from the report. A new closer fitted is £90 to £150 and new seals are £55 to £90, plus VAT. After the work I come back, check the doors again and update your report, so you have proof it's done.

Fire door questions

How much does a fire door inspection cost in Birmingham?

A fire door inspection in Birmingham costs £120 for 1 to 3 doors, then £20 for each door after that. A typical HMO with 6 to 8 doors comes to £180 to £220. All prices are plus VAT.

How long does an inspection take?

Allow about 10 to 15 minutes a door. An HMO with 8 fire doors usually takes between 80 minutes and two hours, photographs included.

What do I get after the inspection?

A digital report within 24 hours of the visit. Every door gets a pass or fail, with photos of the door and any faults plus a list of what needs fixing.

Do you fix the doors that fail?

Yes. I quote the repairs from the report, then a competent fitter from my network or my own team does the work. Small fixes like seals, closers and hinges can often be done on the same visit if you agree.

What happens if a room is locked on the day?

I inspect every door I can reach and record the rest as "Not inspected, no access". Those doors are never marked as passed. I let you know and arrange a return visit, which may carry an extra attendance charge under the agreed terms.

Which areas do you cover?

Birmingham, Wolverhampton, Coventry, Solihull, Sutton Coldfield, Walsall, West Bromwich, Dudley and Smethwick. I travel to all of them from my Birmingham base.
