One inspector for the whole portfolio
I visit every property on your list myself, so the reports follow one format and one standard. I hold the ProQual Level 3 Award in the Inspection and Testing of Fire Resisting Door Installation. Prices are set by door count, £120 for 1 to 3 doors and £20 for each door after that, plus VAT.
How access works with tenants
You let tenants know the visit time and who will open up for me. Doors I can't reach are listed as "Not inspected, no access" and are never shown as passed. I tell you on the day and arrange to come back, and a further attendance charge may apply under the agreed terms.
Reports your landlords can read
Each door gets a plain pass or fail, a photo and a note of anything that needs fixing, so landlords can see the problem without visiting. The Sample fire door inspection report shows what landlords receive.
Repeat checks and reminders
Some properties need checking once a year and others more often, depending on the fire risk assessment and the building. Send me the schedule for each property and I will book the visits with you. After any repairs I re-inspect and update that property's report.

Can you arrange a portfolio inspection programme?
Yes. Send me the list of properties with door counts and how often each needs checking, and I plan visits across my weekday evening and Saturday slots. Each property is priced on its own number of doors.
How can agents organise tenant access?
Most agents give tenants the date and time and confirm who will let me in. My evening and Saturday slots help when tenants work during the day. If a room is locked I record it as not inspected and arrange to come back.
Can reports be forwarded to individual landlords?
Yes. The report is digital and shows each door's result next to its photos, so you can forward it to the landlord as it is. The list of what needs fixing gives them something specific to approve.
