When you need a fire door inspection
Most bookings come after a council HMO licence, a fire risk assessment or an insurer has asked for the doors to be checked. Others follow a property purchase, a refurbishment, a change of use or a tenant reporting a damaged door. Some owners book routine checks anywhere from quarterly to once a year.
My 11-point check
Every door goes through the 11 points below, along with its ironmongery, any damage and evidence that it is a suitable fire door. I photograph each fault so you see what I saw. The full list is on the Fire door inspection checklist page.

Survey or inspection: what is the difference
Landlords and agents use both words, and for me they mean the same visit. Every door is checked against the 11 points, photographed and given a pass or fail. If repairs follow, the report is what the quote is built from.
What I ask for before I visit
When you book I take the address, the number of fire doors, the reason for the check and who will let me in. If you have the fire risk assessment, earlier fire door reports or photos of known defects, send them over. They help me price the job accurately, though I can inspect without them.
Doors I can't get into
If a room is locked or off limits, I inspect everything else and record that door as "Not inspected, no access". It is never marked as passed. I let you know and book a return visit, which may carry an extra attendance charge under the agreed terms.
Your report
You get a digital report within 24 hours of the visit, with a pass or fail for each door, the photos and a list of what needs fixing. You can see the layout in the Sample fire door inspection report.
Price
An inspection costs £120 for 1 to 3 doors and £20 for each door after that, plus VAT. Payment is by bank transfer when the report is sent, and card payment on the day may be possible, so ask me. The full breakdown is on Fire door inspection cost.
£120 covers the first 1 to 3 doors. Each door after that adds £20, so an 8-door HMO comes to £220, plus VAT.
Count every fire door in the property: flat front doors, HMO bedroom doors, the kitchen door and any door onto the stairs or a communal corridor. If you're unsure, give me a rough count and I'll confirm it before the visit.

Short answers to what landlords and agents ask before booking an inspection in Birmingham.
How long does it take per door?
Each door takes about 10 to 15 minutes. An HMO with 8 fire doors is usually finished within two hours, photos included.
Do you need to remove the doors?
No. The inspection is done with each door in place, opening and closing it, measuring the gaps and checking the hardware. If a door then needs work, that goes on a separate quote.
Do you inspect metal or composite doors?
Yes. I judge each door against its own certification, the manufacturer's instructions and the relevant standards, whatever it is made of. The code of practice, BS 8214:2026, has covered steel, aluminium and composite doors as well as timber since March 2026, and BS 8214:2026 explained sets out what changed.
Can you inspect on a Saturday?
Yes. Saturday inspections run from 9am to 2pm, and weekday visits run Monday to Thursday from 5pm to 8pm. Both suit tenants who are out at work during the day.
What standards do you inspect against?
Each door is judged against its certification, the manufacturer's installation instructions and the relevant standards, including BS 8214:2026. In line with government guidance, an older door is not treated as unfit just because it lacks modern certification.
