How often should fire doors be inspected
How often should fire doors be inspected depends on the height and type of building. Only residential buildings over 11 metres have frequencies set in law. When a check is due, book online or call me.

Blocks above 11m
In residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require communal fire doors to be checked at least every 3 months. Flat entrance doors must be checked at least every 12 months, on a best-endeavours basis, with failed access attempts recorded. See fire door inspections for blocks of flats for how I schedule these.
Other buildings
Below 11 metres no frequency is set in law, but the Fire Safety Order duties still apply to the doors. Most routine compliance checks I carry out run quarterly to annually.
HMOs
HMO doors open and close all day, so closers and seals wear faster than in a single household. Many landlords book a check when the council licence asks for one, then repeat it as the fire risk assessment advises. The page on HMO fire door inspections explains what the visit covers.
After repairs or damage
Book a check after a tenant reports damage, after a refurbishment or change of use and after buying a property. Once repairs are done I go back, check the doors again and update the report.
Routine checks vs a full inspection
Between inspections, a quick look at closers, seals and signage catches problems early. A full inspection puts every door through the 11-point check, with photos and a pass or fail for each. Prices are on the Fire door inspection cost page, and Fire door inspection and survey in Birmingham explains the visit.
