Which doors in an HMO need to be fire doors
In most HMOs the fire doors are the bedroom doors, the kitchen door and any doors that open onto the stairs. Doors onto the escape route usually need to be FD30S, with smoke seals and a self-closer. The fire risk assessment for the house should say which doors are in scope.
What the council asks for
Birmingham's HMO licence guidance asks for the position of fire doors, smoke alarms and emergency lighting, and suggests a floor plan as the easiest way to show them. Dudley's application goes further and says a plan without fire door positions is not valid. My report covers each door in turn, so you can check the plan against it, and Fire door regulations explained sets out the wider rules.
A typical HMO inspection
A typical HMO has 6 to 8 fire doors and costs £180 to £220 plus VAT to inspect. An 8-door house is £220, which is £120 for the first three doors and £20 for each of the other five. Fire door inspection cost works out the price for other house sizes.
£120 covers the first 1 to 3 doors. Each door after that adds £20, so an 8-door HMO comes to £220, plus VAT.
Count every fire door in the property: flat front doors, HMO bedroom doors, the kitchen door and any door onto the stairs or a communal corridor. If you're unsure, give me a rough count and I'll confirm it before the visit.

Claim your free HMO checkTenants and access
The landlord or agent arranges access and lets tenants know when I'm coming. Evening slots from Monday to Thursday and Saturday mornings make it easier to find people in. Any room I can't get into is written up as "Not inspected, no access", and I book a return visit.
FAQ
Common questions from HMO landlords before an inspection.
Can you inspect an occupied HMO?
Yes. I ask the landlord or agent to tell tenants when I'm coming and to arrange access to each room. Any door I can't reach is recorded as not inspected and I come back for it.
How many doors are usually checked in an HMO?
Usually between 5 and 10: one for each bedroom, plus the kitchen door and whatever opens onto the stairs. Count all of them when you book so the price is right.
Can I request the free HMO check?
Yes, if you are an HMO landlord. I inspect up to 10 doors free, and you get the report within 48 hours of the visit, or £25 off the repairs if it's late. I take 10 free checks a month, and the details are on Free HMO fire door check.
