£120 covers the first 1 to 3 doors. Each door after that adds £20, so an 8-door HMO comes to £220, plus VAT.
Count every fire door in the property: flat front doors, HMO bedroom doors, the kitchen door and any door onto the stairs or a communal corridor. If you're unsure, give me a rough count and I'll confirm it before the visit.

Typical prices by property
A flat with 1 to 3 fire doors is £120. A typical HMO with 6 to 8 doors is £180 to £220. A small block with 24 doors, counting flat front doors and communal doors, is £540. Each figure is plus VAT.

When the price changes
If I find more fire doors on the day than were booked, each extra door is £20 plus VAT. If rooms are locked and I have to come back, an extra attendance charge may apply under the agreed terms.
What repairs cost
Repair prices start from the figures below, plus VAT, and depend on the door and its specification. All remedial work is quoted separately after the inspection, using suitable components and approved repair methods.

Is VAT included?
No. All my prices are plus VAT, and I confirm the total with you before the visit.
Is there a call-out charge?
My published price is £120 for 1 to 3 doors and £20 for each extra door, plus VAT. A return visit for doors I couldn't reach may carry an attendance charge under the agreed terms.
Do you charge for doors I can't get into?
Doors I can't reach go in the report as "Not inspected, no access" and are never marked as passed. If I come back to inspect them, an extra attendance charge may apply under the terms agreed at booking.
How much do fire door repairs cost?
Repairs are quoted from the report. As a guide, a replacement closer fitted is £90 to £150, new fire and smoke seals £55 to £90 and a minor door adjustment £45 to £75, all plus VAT. Larger work like a new FD30 leaf or a full doorset is priced in the table above.
Do I pay before or after the report?
After. You pay by bank transfer when I send the report, and card payment on the day may be possible if you ask me.
