Fire door inspection questions
Fire door inspection questions from landlords and agents, answered in plain terms. If yours isn't here, call 07770 643480 or ask when you book.

Booking and prices
How to book, what I need from you and how the price is worked out.
How do I book an inspection for several properties?
Send me the addresses with the door count for each, or call 07770 643480. I price each property separately and group the visits into my evening and Saturday slots where I can.
What details do you need to confirm my inspection price?
I need the address, the number of fire doors, the reason for the check and who will let me in. A fire risk assessment, earlier door reports or photos of known faults help me price accurately, though I can inspect without them.
Can I request an evening inspection?
Yes. I inspect Monday to Thursday from 5pm to 8pm, which suits tenants who work during the day. Saturday mornings from 9am to 2pm are also available.

Who needs to let the inspector into the property?
The landlord or agent who booked usually arranges access, through a tenant, a key holder or by meeting me there. Every room with a fire door needs to be open to me.
Should tenants be told before the inspection?
Yes, tell them in advance. I need to get into each room with a fire door, and tenants who know I'm coming can leave rooms open or be home to let me in.
What happens if a door is inaccessible during the visit?
It goes in the report as "Not inspected, no access" and is not treated as passed. I contact you to arrange a return visit, which may carry an extra attendance charge under the terms you agreed.
The report
What the report contains and who can have a copy.
How is each door identified in the report?
Each door gets a reference, such as D-02, and a note of where it is in the property. The same reference appears against its photos and its repair list.
Does the report include measurements and photographs?
Yes. Every door and every fault is photographed. Gaps are measured with feeler gauges, and a failed gap is recorded against the usual target of about 3 mm, between 2 mm and 4 mm.
Can my managing agent receive a copy of the report?
Yes. Tell me who should receive it when you book and I'll send it to them as well.
Repairs
How faults are quoted, fixed and recorded.
How do you quote for faults found during an inspection?
I quote repairs from the report once the inspection is done. Prices start from my published figures, such as £55 to £90 plus VAT for new fire and smoke seals. The final quote depends on the door and the parts it needs.
Can a damaged door leaf be repaired?
Some damage can be repaired using approved methods, while a badly damaged leaf may need replacing. A new FD30 leaf into a suitable existing frame is from £250 to £400 plus VAT. Older doors aren't automatically unfit just because they lack modern certification.
How are completed repairs recorded?
Once the work is finished I return, check the repaired doors and update the report. You then hold written proof that each fault was dealt with.
The law
Who is responsible and how often doors need checking. This is a summary, not legal advice.
Who is responsible for fire door checks in a block?
The Regulatory Reform (Fire Safety) Order 2005 puts the duty on the responsible person, usually whoever controls the common parts. The Fire Safety Act 2021 confirms that flat entrance doors onto common parts are in scope, whatever the building's height.
How does building height affect inspection frequency?
In residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require communal fire doors to be checked at least every 3 months. Flat entrance doors there must be checked at least every 12 months on a best-endeavours basis. Below 11 metres those set frequencies don't automatically apply, but the Fire Safety Order duties still do.
How do inspection records support an HMO licence application?
A council may ask for evidence that the fire doors are in working order. My report shows each door's condition with photos, and an updated report after repairs shows the faults were fixed. Check with your council what they want to see.
